About Villa Views

Who is Villa Views?

Villa Views is a professional real estate media company based in Waynesboro, Virginia, serving agents across the Shenandoah Valley and Central Virginia. The company was founded and is operated by Sean Thurston, a photographer with more than 20 years of experience and a disabled veteran.

Villa Views is built specifically for real estate agents who list consistently and need a media partner they can rely on -- reliable turnaround, consistent quality, and a straightforward process that doesn't require babysitting. Every service is designed around what agents in this market actually need.

What services does Villa Views offer?

Villa Views handles the full range of real estate media:

  • Professional listing photography (interior and exterior)
  • Aerial drone photography
  • Videography -- five formats including cinematic highlight, walkthrough, and aerial
  • Matterport 3D virtual tours
  • 2D and 3D floor plans
  • Virtual staging
  • Twilight photography
  • Professional headshots for agents

Why do agents choose Villa Views over other real estate photographers in the Valley?

The most common reason agents switch to Villa Views is consistency -- they've dealt with photographers who miss turnaround times, deliver inconsistent quality, or require too much hand-holding to schedule and manage. Villa Views is built to remove that friction entirely.

What agents get with Villa Views: 24-hour standard turnaround, online booking without back-and-forth scheduling, preview before payment, FAA-certified pilots on every aerial shoot, Pay at Close available on all services, and a photographer with 20+ years of professional experience who understands what buyers in the Shenandoah Valley market respond to.

For agents managing multiple listings each month, reliability matters as much as quality. Villa Views delivers both.

Is Villa Views veteran owned?

Yes. Villa Views is owned and operated by Sean Thurston, a disabled veteran. The discipline and structure that comes with military service informs how the business operates -- scheduled, reliable, and built around doing the job right without excuses.

Real Estate Photography

Do professional listing photos really make a difference?

Yes, and the difference is significant. Listings with professional photography receive more online views, generate more showings, and statistically sell faster than comparable homes photographed with smartphones or amateur equipment. Most buyers begin their search online -- the photos are the first impression, and most buyers have already formed an opinion before they contact an agent.

In a market like the Shenandoah Valley where out-of-area and relocation buyers are increasingly active, professional photography isn't optional -- it's what gets your listing taken seriously before a buyer commits to the drive.

What is included in a Villa Views listing photography session?

Every photography session includes wide-angle interior shots of every room, full exterior coverage from multiple angles, and professional editing -- color correction, HDR processing, and brightness balancing. You receive high-resolution files formatted for MLS, websites, social media, and print marketing.

Files are delivered to your online gallery within 24 hours. You preview the complete gallery before payment is collected. Photography starts at $175.

What is HDR photography and why does it matter for real estate?

HDR stands for high dynamic range. It involves capturing multiple exposures of the same shot and blending them to retain detail in both bright window areas and darker interior spaces simultaneously. The result is a balanced, natural-looking image where nothing is blown out or lost in shadow.

This matters in real estate because rooms with large windows -- common in the homes Villa Views photographs across the Valley -- are difficult to capture properly in a single exposure. HDR processing is how professional real estate photos look bright, natural, and inviting rather than dark and muddy. All Villa Views photography uses HDR processing.

How should I prepare a property for a photo shoot?

Preparation makes a significant difference in the final images. Key things to address before the shoot: declutter every room and remove personal items from surfaces, turn on all interior lights, open blinds and curtains, clear driveways and move vehicles off the property, and address any obvious exterior issues like hoses, trash bins, or yard clutter.

Villa Views sends a detailed preparation checklist to every client before the shoot. Download it here: Home Prep Checklist. Following it consistently improves the gallery every time.

Does the agent need to be present during the shoot?

No. Most agents provide access and let Villa Views handle the shoot independently. The process is designed to require minimal involvement from the agent -- book online, provide access, and receive your gallery within 24 hours. If you want to be present, that's fine too.

What if I'm not happy with the photos?

You preview the complete gallery before payment is collected. If there are specific concerns, contact us and we'll work through them. The preview-before-payment model exists specifically so you're never in a position of paying for something you're not satisfied with.

Aerial Drone Photography

Is drone photography worth it for listings in the Shenandoah Valley?

For most properties in this market -- yes. The Shenandoah Valley has a significant proportion of listings where the land, location, views, or setting are central to the value, and aerial photography is the only way to communicate those things properly. A property backing to the Blue Ridge, a large lot with mountain sight lines, or a rural acreage listing in Augusta County needs aerial context that ground-level shots simply cannot provide.

Even for standard residential listings, aerial photography gives buyers a sense of the neighborhood, proximity to key features, and the property's relationship to its surroundings. Drone photography starts at $95.

Are your drone pilots FAA certified?

Yes. Every aerial shoot -- photography and video -- is flown by an FAA Part 107 certified commercial drone operator. Part 107 certification is the FAA's requirement for any paid commercial drone work, and Villa Views operates in full compliance on every job.

This matters for agents because if your photographer is flying without a license, you carry liability exposure too. With Villa Views, that risk doesn't exist.

What types of properties benefit most from drone photography?

In the Shenandoah Valley context, drone photography is especially valuable for: properties with mountain or Blue Ridge views, acreage and rural listings, homes on large lots where the land is part of the value, properties near water or natural features, listings where neighborhood context helps (proximity to downtown Staunton, the Parkway, etc.), and higher price point listings where premium presentation is expected.

For smaller homes on standard suburban lots, aerial adds less value -- and Villa Views will tell you that honestly rather than upsell you on something that won't move the needle.

Can drone photography and video be added to an existing booking?

Yes. Select drone photography or any video option as an add-on when booking at portal.villaviews.co. All services can be combined in a single booking and delivered together within 24 hours.

Optional add-ons

Voiceover narration and agent on-camera available on request. Contact us to discuss.

All video formats available in landscape or vertical orientation for social media reels on request.

What is the difference between Quick Style and Cinematic Style walkthrough?

Quick Style is filmed as one continuous shot through the entire home, using speed-ramp transitions to carry the viewer from room to room. The pacing is energetic and modern -- the style you see frequently on Instagram and real estate reels. It communicates flow and momentum.

Cinematic Style uses slower, deliberate shots from the key areas of the home, cut together in post. Each space gets time to breathe. The result feels more like a luxury property film than a social media reel -- composed and unhurried. For higher price point listings or properties where the architectural character is the story, Cinematic Style is typically the stronger choice.

What is the Cinematic Highlight Video and how is it different from a walkthrough?

The Cinematic Highlight Video is created entirely from your listing photos -- we add cinematic motion to the stills to produce a video asset. No additional time on-site is required and it's delivered the same day as your photos. It's a fast, affordable way to have a video for social media without scheduling a separate video shoot.

A walkthrough video is filmed on location -- someone physically moves through the property with a camera. It shows the home in motion the way a buyer would experience walking through it. The Cinematic Highlight Video is more of a polished slideshow with movement; a walkthrough is genuine video footage of the property.

Is listing video worth the cost for Shenandoah Valley agents?

For agents who market on social media or work with out-of-area buyers -- yes. Video consistently outperforms photo-only posts in engagement and gives buyers a feel for the property's flow and atmosphere in a way photos can't match. The Cinematic Highlight Video at $85 makes video accessible for virtually any listing without extending the shoot or the timeline.

For higher price point listings, a full walkthrough or walkthrough + aerial is an investment that signals premium marketing and matches buyer expectations at that price point.

Matterport 3D Virtual Tours

What is a Matterport 3D virtual tour?

Matterport creates an interactive 3D model of a property that buyers can explore room by room on any device -- desktop, tablet, or phone. They can navigate in first-person through each room, view the property as a floor plan from above, or switch to a dollhouse view that shows the entire home at once.

It's as close to walking through a home as you can get without physically being there. The tour is delivered as a shareable link that embeds on MLS, your website, and social media. Starting at $200.

Are Matterport tours worth it for Virginia listings?

For the right listings -- absolutely. In the Shenandoah Valley, that means listings targeting out-of-area or relocation buyers (increasingly common given Northern Virginia and DC migration patterns), higher price point properties, larger homes where layout and flow are part of the value, and vacant properties that benefit from spatial context.

A Matterport tour is especially powerful when a buyer is seriously considering making an offer before they've visited in person. It gives them the spatial confidence to move forward -- or filters them out early if the layout doesn't work for them, saving everyone's time.

Does the Matterport tour include a floor plan?

Yes. Matterport automatically generates a schematic floor plan alongside the 3D tour at no additional charge. This is included with every tour and is particularly useful for Staunton's historic homes and any property with a complex or non-linear layout.

How is the Matterport tour delivered?

You receive a shareable link within 24 hours alongside your listing photos. The link can be embedded directly into MLS, added to your website, shared on social media, and included in email marketing. It works on any device without requiring a special app or download.

Floor Plans

Why add a floor plan to a listing?

Photos show rooms. Floor plans answer the question buyers have before they realize they're asking it -- how does this place actually live? Where does the kitchen connect to the dining room? Is the primary bedroom on the main level? How do the spaces flow together?

A floor plan reduces the friction between a buyer seeing a listing online and deciding to visit. It also reduces unqualified showings -- buyers who would have realized the layout doesn't work for them after arriving. Both outcomes save time for everyone involved.

What is the difference between a 2D and 3D floor plan?

A 2D floor plan is a clean overhead diagram showing rooms, dimensions, entry points, windows, and doors. It's clear, accurate, and easy to read. For most listings, 2D is the right choice and starts at $125.

A 3D floor plan adds dimensional depth -- walls, ceiling height context, and a more visual representation of how spaces relate vertically. For multi-level homes, higher price point listings, or properties like Staunton's historic Victorians where vertical space is part of the character, the 3D version adds meaningful context. 3D floor plans start at $185.

Are floor plans especially valuable for historic homes in Staunton and Lexington?

Yes. The Victorian, craftsman, and period homes common in Staunton's historic district and Lexington often have layouts that don't follow modern conventions -- unexpected room arrangements, non-linear flow, spaces added over decades of ownership. Buyers evaluating these properties online benefit enormously from a floor plan that clarifies how the rooms connect before they schedule a visit.

For out-of-area buyers -- and there are more of them in this market than there used to be -- a floor plan is often what converts online interest into a scheduled showing.

Virtual Staging

What is virtual staging and how does it work?

Virtual staging is the digital addition of furniture, decor, rugs, art, and lighting to photos of empty rooms. We take your listing photos of vacant spaces and return images that show buyers a warm, fully furnished room -- without moving a single piece of furniture or paying rental fees.

Virtual staging starts at $35 per room. Both the staged and original unstaged images are delivered for every room -- the staged versions for marketing and the originals for MLS disclosure compliance.

Is virtual staging worth it compared to physical staging?

For online marketing purposes, virtual staging delivers comparable impact to physical staging at a fraction of the cost. Physical staging typically runs $1,500-$5,000 or more with monthly rental fees if the listing sits. Virtual staging at $35 per room means staging the four most important rooms in a home for $140 total.

The one advantage physical staging has is the in-person showing experience -- virtually staged photos show buyers a furnished space online, but the property is still empty when they visit. For listings where in-person presentation is critical, combining virtual staging for online photos with some physical staging for key rooms is a cost-effective middle ground.

Do I need to disclose that photos are virtually staged on MLS?

Most MLS systems require disclosure that listing photos have been virtually staged. Villa Views provides both the virtually staged image and the original empty room image for every room processed. This gives you the marketing asset and the original for disclosure. Check your specific MLS rules for exact requirements.

Which rooms should I virtually stage?

Start with the rooms buyers weight most heavily: the main living area, primary bedroom, and kitchen or dining area. These are the spaces that drive emotional connection with a listing. Additional rooms can be added at $35 each. For Staunton's historic homes, any room with distinctive original features -- a parlor with a fireplace, a dining room with built-ins -- is worth staging to highlight that character.

Twilight Photography

What are twilight photos and why do they matter?

Twilight photography captures the exterior of a property during the brief window just after sunset -- typically 20 to 40 minutes -- when the sky holds residual color and warm interior light glows through the windows. The result is an exterior photo that looks fundamentally different from a midday shot: richer, warmer, and more visually compelling.

Twilight photos stop buyers from scrolling. They're the exterior images that get shared, saved, and remembered. At $30, twilight is one of the most cost-effective upgrades available for any listing with a strong exterior. The question isn't whether it looks better -- it always does. The question is whether your listing's exterior is worth featuring at its best.

Which listings benefit most from twilight photography?

Properties with Blue Ridge or mountain backdrops, homes with outdoor lighting or landscape lighting, listings with covered or wraparound porches, properties with strong curb appeal and distinctive architecture, larger windows that show interior warmth at dusk, and higher price point listings where premium presentation is expected.

In Staunton especially, twilight is particularly valuable. Midday sun flattens Victorian and craftsman facades. Twilight reveals them -- the warm glow through original windows, the depth of a porch, the street presence of a historic home on a tree-lined block. For most Staunton historic district listings, twilight is worth the $30 add-on.

How does the twilight shoot work logistically?

We complete the interior and daytime exterior shoot first, then stay on-site through sunset to capture the twilight window. This adds approximately 45-60 minutes to the overall shoot and is planned at booking so the schedule is set in advance. Overcast conditions often work well for twilight -- diffused light and warm interior glow still reads beautifully. Heavy rain may require rescheduling.

Villa Views offers Pay at Close through Titus. $0 due at booking. 2-minute approval at checkout. Pay from your commission when the listing closes.

Learn how Pay at Close works →

What is Pay at Close?

Pay at Close is a payment option that lets real estate agents book Villa Views media with $0 due at the time of booking. Instead of paying upfront, you pay from your commission when the listing closes -- or within six months, whichever comes first. It's powered by Titus and available on all Villa Views services.

The idea is simple: you shouldn't have to cut corners on your listing media -- skip the floor plan, pull back on drone, go with fewer photos -- because of cash flow timing. Pay at Close removes that constraint entirely.

How does the approval process work?

Approval happens at checkout when you book your shoot. The process takes about two minutes. Titus runs a soft credit check -- not a hard inquiry -- so there is no impact on your credit score. Most approvals are instant.

Once approved, you book and schedule your shoot normally. Villa Views delivers your media on the standard 24-hour turnaround. Payment is collected from your commission at closing.

What services are eligible for Pay at Close?

All Villa Views services are eligible -- photography, drone, Matterport, floor plans, video, virtual staging, and twilight photos. You can book the complete media package under a single Pay at Close approval and pay everything from commission at closing.

What if the listing doesn't close?

The payment window is six months from the date of booking. If the listing hasn't closed within that window, payment is collected at that point. For specific questions about terms and conditions, visit villaviews.co/pay-at-close or contact us directly.

Does Pay at Close affect my credit score?

No. Titus uses a soft credit check for approval, not a hard inquiry. Soft checks do not appear on your credit report and have no impact on your credit score.
