I offer professional real estate media including interior and exterior photography, aerial drone photos and video, 3D virtual tours, 2D and 3D floor plans, virtual staging, twilight photos, and professional headshots. Most packages include 24-hour delivery. All services are available with Pay at Close through Titus.
I cover the Shenandoah Valley in Virginia: Waynesboro, Staunton, Lexington, Buena Vista, Harrisonburg, Charlottesville, Fishersville, Stuarts Draft, Verona, Bridgewater, and nearby towns. There is no travel fee within my core zone; beyond that, it is $1/mile.

You will receive professional interior and exterior images, all edited and sized for MLS. Add-ons include drone photography, 3D tours, virtual staging, floor plans, and twilight shoots at extra cost.

Instead of moving furniture, I add it digitally. Send me empty-room photos and I return realistic, fully staged images with no heavy lifting or rental fees. Starting at $35 per image.
Twilight photos are shot just after sunset to showcase interior lighting against a dusky sky. They give listings a polished, premium look that stands out online. Virtual twilight starts at $30 and does not require a return visit. Real twilight (shot on location at sunset) starts at $180 and is ideal for homes with complex landscape lighting or large windows.
Yes. My FAA-certified pilots capture high-resolution aerial stills starting at $95 (add-on) or $150 (standalone), and video starting at $125 for an Aerial Only Video up to $165 for a Walkthrough + Aerial package, delivered in MP4 format.
Standard turnaround is 24 hours after your shoot. Most shoots wrap in about an hour on site. 3D floor plans take up to 48 hours, or 3 to 5 days for homes over 5,000 sq ft. Choose Same-Day Delivery at booking (add $97, or included in Essentials and Premier packages) for priority editing.
Real estate photography starts at $195. Drone photography add-on starts at $95, standalone at $150. Drone videography starts at $125. 3D virtual tours start at $200. Virtual staging is $35 per image. 2D floor plans start at $125, 3D floor plans start at $185. Twilight photos start at $30 (virtual) or $180 (real). Headshots are $125 in-studio. All services are available with Pay at Close.
Pay at Close lets you book professional real estate media with $0 upfront. Villa Views partners with Titus for this. You choose Pay at Close at checkout, complete a 2-minute approval (soft credit check only), and pay from your commission when the listing closes or within 6 months. Yes. I'm Sean Thurston, and I own and operate Villa Views. I'm a disabled veteran with 20+ years of professional photography experience, and Villa Views is a disabled veteran owned small business (DVOSB).
Yes. Villa Views carries business liability insurance and holds an FAA Part 107 Remote Pilot Certificate for all commercial drone work. If your brokerage or property management company needs a certificate of insurance for vendor onboarding, just ask and I will send one over.
Tell me. The first thing I will do is ask what you were expecting that you did not get, because that answer usually improves every shoot after yours, not just this one. If it is something I can correct in editing, I re-edit it. If it needs to be shot again, I reshoot it at no charge. Let me know within 7 days of delivery so the fix still helps the listing. The one exception is a reshoot needed because the property was not ready on shoot day, which I quote separately, since prep is the part of this I cannot do for you.
Yes. Villa Views photographs short-term rentals, Airbnb and VRBO properties across Waynesboro, Staunton and the Shenandoah Valley. Ongoing use of photos for revenue-generating platforms requires a commercial license, which Villa Views offers as a flat $200 fee with no renewals or inflated markup. Learn more about licensing.

Villa Views retains all intellectual property rights in the photographs and media I produce. What you purchase is a license to use them, not ownership of them. This is standard across professional photography, and it is stated explicitly in the license you accept before downloading your files.
For as long as you represent the property. A week or a year, it runs with your representation rather than a fixed date, so there is nothing to renew. Once you no longer represent the property, the license ends.
Not automatically. The license belongs to the agent who ordered the shoot and does not transfer with the property. The incoming agent can license the existing media directly from me for a fee comparable to a fresh shoot, and I hand the files over immediately once the invoice is paid, so the listing can go back up the same day.
Yes. Your brokerage may use the media to market that property while you represent it, under your license. The license covers that one property.
No. Modifying the delivered files is prohibited, and that specifically includes virtual staging, twilight conversion, sky swaps, property line and GIS overlays, and AI editing. I offer all of those as services, so if a listing needs them, order them and I will produce them properly.
Not under a standard listing license. Short-term rental and commercial use is a separate commercial license at a one-time $200 flat fee. It is its own product rather than an upgrade, and it can be added to an existing shoot.
