Standard real estate photography licensing covers MLS listings and traditional home sales. If you're using those photos for an Airbnb listing, VRBO property, commercial marketing, or any other ongoing revenue-generating purpose, a commercial license is required. That is not a Villa Views invention: it is how photo licensing works under U.S. copyright law, and it is built into the photo agreements Zillow itself runs on. See the sources below.
Villa Views keeps it simple: $200. That's it. No percentage of revenue, no annual renewal fees, no 3x markup like some photographers charge. Pay once, use the photos however you need, for as long as you need.

A separate license for rental and commercial use can sound like a fee I made up. It is not. Here is where it comes from, so you can read it yourself:
A photo license covers specific uses, not every use.
Copyright law gives the photographer the exclusive right to reproduce and publicly display their photos (17 U.S.C. § 106), and says any of those rights, or any subdivision of them, can be licensed separately (17 U.S.C. § 201(d)(2)). That is why a license to market a home for sale and a license to run a rental business are two different licenses.
Listing photo licenses end when the listing does.
In VHT, Inc. v. Zillow Group, the Ninth Circuit described how listing photos reach Zillow with either "deciduous" rights, which run only while the listing is active and end when the property sells, or "evergreen" rights, which continue. VHT, the largest real estate photography studio in the country, sued over post-sale use of its photos that went beyond the licenses it had given agents and brokers (Ninth Circuit opinion, 2019). A standard listing license is the deciduous kind. An Airbnb or VRBO listing needs the evergreen kind.
Your MLS already works this way.
Both MLSs my clients list on require written authority for every photo. CAAR requires anyone submitting photos to warrant they are fully authorized to license them and do not infringe anyone's copyright (CAAR MLS Rules and Regulations, Section 10.1). Bright's rules state that photos are presumed to be owned by the photographer unless there is a written license or assignment (Bright MLS Rules, Rule 1.8), and Bright bars reusing photos from a prior listing without the consent of whoever owns the rights (Bright MLS, Policy on Images and Documents). A listing license gives you that authority for marketing the sale. A rental listing is a different use, so it needs its own license.
Airbnb makes you promise you have the rights.
Airbnb's Terms of Service, Section 9, require every host to warrant that they own the content they post or are authorized to grant Airbnb the rights to use it, and make the host liable if that content infringes someone else's copyright (Airbnb Terms of Service). Posting listing photos without a rental license puts that liability on you, not on Airbnb.
