Why it matters here
On a mountain, the view
is the whole argument.
Nobody buys at Wintergreen or in the Rockfish Valley because of the countertops. They buy because of where it is, and where it is is almost impossible to convey from ground level. A deck railing with trees behind it is a deck railing. Lift thirty feet and it is a house with the Blue Ridge falling away below it, which is the actual product.
The same applies to everything a buyer wants to know before they commit a Saturday to the drive. How steep is the approach. How close is the neighbouring unit. Is the property on the slope side or behind it. Where does the parcel end and the common land begin. Down in the valley it is the land questions instead: how much is cleared, where the creek runs, whether the pasture is usable, how the drive comes in off 151.
Every flight is by an FAA Part 107 certified pilot, flown legally and insured. Where a property sits in controlled airspace I obtain the LAANC authorization myself before the shoot, at no extra charge.
Mountain flying is different

when not to fly.
A forecast for Waynesboro or Charlottesville tells you very little about what the ridge is doing. Wintergreen makes its own weather: the valley can be clear while the mountaintop is inside a cloud, wind accelerates over the ridge line in ways it never does over a field, and the usable light window on a slope facing the wrong way is shorter than people expect.
So I plan mountain aerials with a little slack in them and I will tell you plainly when conditions are going to produce flat, grey, unconvincing frames. Flying anyway to tick a box on an invoice does you no favours, because mediocre aerials are worse than none. The ground photography still happens on schedule either way, so your listing timeline never waits on the drone.
There is also a permissions layer here that does not exist on a normal listing. Resort-owned land, common areas and association property are not mine to authorize. If a shot needs to be flown over ground you do not control, that permission has to come from the owner or the association, and I would rather sort that out before the booking than discover it on site.
Nelson County, VA
Pricing and turnaround.
Aerials are $95 as an add-on to a photo shoot, or $150 standalone. Drone video runs from $125 for an aerial clip and $165 for a walkthrough plus aerial. 24-hour delivery is standard, files arrive MLS-sized and ready to upload, and everything is eligible for Pay at Close at $0 upfront.
Nellysford and the Rockfish Valley are inside the no-travel-fee core zone; the climb to Wintergreen and the outer parts of the county are a flat $1 per mile from Waynesboro, shown at booking. Adding aerials to a shoot you have already booked costs about fifteen extra minutes on site, weather permitting.

Where the airspace and the property allow it, yes. All Villa Views drone work is flown by an FAA Part 107 certified remote pilot and insured, and where a property sits in controlled airspace I request the LAANC authorization myself before the shoot at no extra charge. We fly another day. Wintergreen generates weather the valley forecast does not predict, and cloud on the ridge or wind over the top produces aerials you would not want to publish. I will say so rather than hand them over. The ground photography goes ahead on schedule regardless, so nothing on your listing timeline is waiting on the drone.
Yes, and on valley acreage and land listings it is the most useful thing you can publish, because it answers the first question every buyer has. Boundary overlays are drawn onto the aerial from the plat or county GIS data, which makes them a marketing illustration rather than a survey, and the listing should say so.
Often, but not always, and I will tell you when it is not. It is worth it when the unit's position is the selling point: slope access, the outlook from that side of the building, or how short the walk to the lifts really is. It is worth much less on an interior unit with no particular outlook, where the money is better spent on a 3D tour so a remote buyer can walk the floor plan instead.
