Most photographers serving Nelson County are driving out from Charlottesville, which means the county is the far edge of their map. From Waynesboro it is the other side of one mountain, and Nellysford is inside my no-travel-fee core zone. That is a practical difference rather than a marketing one: it means a same-week booking is realistic, a twilight session is worth the trip, and a reshoot because the seller finally moved the truck is not a production.
It is also an unusually varied market for its size. Inside a twenty-minute drive you can go from a slopeside condo at Wintergreen, down through second homes and short-term rentals in the Rockfish Valley, past the breweries and cideries along 151, to working farms and raw land toward Lovingston and Schuyler. Almost none of those are photographed the same way.
One thing runs through all of it: a large share of Nelson County property earns money as a short-term rental at some point in its life. That makes licensing a live question here far more often than it is elsewhere in the Valley, and it is worth settling before the shoot rather than after.

Short-term rentals through the Rockfish Valley
Cabins, cottages and guest suites within reach of the 151 corridor and the Blue Ridge Parkway. A guest is booking a weekend rather than evaluating a house, so the photographs lead with amenities and atmosphere: the hot tub, the fire pit, the porch, the view from the bed. These need an STR license, a flat $200 per property one time, and the vacation rental page covers the approach.
Farms, orchards and acreage toward Lovingston and Schuyler
Past a few acres the listing stops being about the house. Where the land ends, how the drive comes in, what is behind the tree line and whether the Blue Ridge view is from the porch or the far field are all questions a ground-level photograph cannot answer. Aerials answer them in one frame, and boundary overlays drawn from the plat make a parcel something a buyer can actually evaluate.
Vineyards, cideries and event venues
The 151 corridor has made Nelson County a destination, and the properties that trade on it are selling a setting as much as a building. That is a twilight and aerial job more than a room-by-room one, and it usually overlaps with architectural or interior design work rather than a standard listing shoot.

Photography starts at $195 per listing. Neither, and the difference matters. I am based in Waynesboro, one mountain west, which for most of Nelson County is a comparable or shorter drive than coming out from Charlottesville. Practically it means same-week bookings are realistic, evening twilight sessions are worth doing, and I am not treating the county as the far edge of a map.
With a license, yes, and in Nelson County that comes up constantly. Standard listing photography is licensed for the sale of the home. Ongoing commercial use as a rental needs an STR license: a flat $200 per property, one time, unrestricted continued use, no renewals and no percentage of booking revenue. From the air it becomes a specific piece of land with specific road frontage, a tree line, topography and a relationship to the ridge, which is what a builder or a custom-home buyer is actually trying to evaluate.
