This is what you want on a listing where the exterior is the selling point, on anything with real landscape lighting, and on higher-priced inventory where the gallery needs to look expensive. Roughly twenty minutes on site, but it has to be the right twenty minutes.
A virtual twilight conversion - $30
A daylight exterior from the main shoot, converted to a dusk sky with the windows warmed. It costs $30 instead of $180, it needs no second visit, and on a straightforward facade it looks good. It is the right call when the budget is tight, when the listing has to go live tomorrow, or when the exterior is decent but not the reason anyone will buy the house. Be aware of what it cannot do: it cannot invent landscape lighting that is not there, and it does not hold up as well on a complicated roof line or a heavily glazed facade.
Which one to book
If the house has lighting worth showing, or the listing is a mountain-view property where the sky is part of the pitch, shoot it for real.
